Fees & Payments
For deliveries (within a 30 mile radius of our location) the following deposits are required:
Single wide structures: 25% deposit due upon placement of order
Single wide 2 Story structures: 50% deposit due upon order
Double wide buildings and garages: 50% deposit due upon placement of order
2 Story double wide buildings and garages: 50% deposit due upon order
The final balance is due prior to or at time of delivery. Each building is custom ordered for you; therefore all deposits/payments are nonrefundable after 3 business days.
Delivery Fees
Free delivery covers 1 trip up to 30 miles from our sales lot, and 1 hour on site. Trips over 30 miles are subject to
If we arrive at the location and find that the ground conditions prohibit us from placing the structure, we will return the structure to our sales lot and re-deliver the structure when ground conditions permit. The customer will be responsible for any mileage charge as well as the cost of an additional trip.
Hauling Permit Fees
Our drivers require Special Hauling Permits for PA and NY, and depending on the size of the structure and/or road traveled, several permits may be required. Fees for these permits will be included in your delivery as well as tolls and any fuel surcharges.
Certified Escort Fees
A certified escort vehicle is required for any structure measuring 12' wide. This includes 12' wide Standard & Deluxe A-frame Sheds, 12' Quaker Deluxe sheds, 12' horse stall barns, 12' run-ins as they have a overhangs.
Per DOT regulations, width is measured at the widest outside dimensions.
Sales Tax
NYS Sales tax in the amount of 8% will be collected on all orders.
Sales tax exemptions such as Capital Improvement, Farm, etc, will require the appropriate paperwork be filled out for our files.
Credit Card Policy
All credit card sales will be charged a 3% service char
SITE ACCESS & PREPARATION
Site Access
Most structures will be delivered to your location via a full size pick-up truck and 22'- 32' flatbed trailer. Larger structures, and most 2-Story double wides will require access by tractor trailer. Structures will be set up at your location. Site preparation and any needed permits are the responsibility of the property owner. Site must be accessible at the time of delivery. If site is not accessible at time of delivery, the customer will be charged for the return trip to the builder as well as another set of delivery charges to return the building back to the customer.
To be sure that your structure can be delivered to the location you intended for it, please consider all ground-level and aerial obstacles when choosing that location. The clearance to the site should be several feet wider than the structure unless it is a straight line in across level ground. Please be conscious of low hanging branches, wires, or any other aerial obstructions that the building could hit or snag. The total height of building and trailer cannot exceed 13' 6". Please also be aware of fences, posts, large rocks, mailboxes, or anything that can block the path of the delivery truck and trailer or impede the placement of your structure. Any obstacle is your responsibility to move or remove. We can help you decide if your location is accessible by doing a site check, or by getting a complete description of the area you want your structure placed including digital photos showing us the point of access, and the path to your proposed site. If site cannot be accessed at time of delivery due to obstacles such as those described above, our driver may unload the barn as close the intended site as these circumstances allow. The structure unloads from the end of the trailer, and the driver must be able to drive out from under the structure. Pulling out from under the structure where the truck and trailer are at extreme angles ("jack-knife"), could result in unsafe conditions and/or damage to your structure. Our guys are good drivers and they can deliver in tight spots but they are not miracle workers!
Site Preparation
Just like your home, the foundation of our Amish sheds is just as important. We recommend that you choose a site that is reasonably level and in a well-drained area. If the area needs leveling, we recommend putting down a stone pad using Crusher Run. For larger structures (anything over 12'x16'), especially garages, WE HIGHLY RECOMMEND THAT YOU HIRE A PROFESSIONAL TO DO THE JOB FOR YOU WHO IS EXPERIENCED IN BUILDING PADS FOR THIS PURPOSE.
This will help to protect your investment by insuring a properly built foundation for your structure.
Site Access/Lawn Damage:
Low hanging wires, clotheslines, trees, tree branches, fences, posts, large rocks, mailboxes, or anything that can block the path of the delivery truck and trailer or impede the placement of your structure, are your responsibility to move or remove. We cannot be held responsible for any property damage resulting from soft ground or damage to trees, bushes, wells, septic systems, etc. Be sure to tell our driver where any underground issues are. We will be as careful as possible during the delivery, but minor damage can occur such as divots, tire tracks, broken low hanging branches, etc. If you feel that your ground is too soft for a heavy truck and trailer to go over due to heavy rains or spring thaw, please contact us so that we can postpone your delivery until the ground hardens. Just because you can drive your car or pickup in the yard, doesn't mean that the ground can support the weight of our delivery equipment. As for wells and septic systems, we will not travel over these items with our heavy truck and trailer, so please be sure that the path to your site is clear.
Warranty
All our structures have a 3 year limited craftsmanship warranty. It is the customers responsibility to use the structure as is intended. If a customer chooses to alter the structure and causes damage doing so, the warranty will be void and Thee Amish Structures nor its builders, will be responsible for damages that may occur. Thee Amish Structures extends this limited warranty only to the original purchaser. This warranty shall NOT extend to any subsequent purchaser or transferee.
Thee Amish Structures cannot be held responsible for acts of God, or defects resulting from abuse, negligence, misuse or lack of proper maintenance. Winds above 60mph, are considered acts of God and any damages caused to one of our structures will not be covered.
Warranty claims must be accompanied by the customers original sales receipt or proof of purchase. Thee Amish Structures must be notified within 30 days of finding the defect. Failure to do so will void the warranty.
Our structures are built with plywood, which is layers of wood, glued together and dried for strength. As with all wood there is a chance that the wood may split at the location of a “knot.” This usually happens on the bottom layer and does not and will not affect the strength of the wood, cannot be prevented and is not considered a craftsman or warranty problem. Our structures are also built on 4x4 pressure treated skids, which can get chipped when loading and unloading the structure. Again, this does not affect the strength of the skid, therefore is not considered a warranty or craftsman problem.
Returns
ALL SALES ARE FINAL - Structures cannot be exchanged or returned unless it arrives to the delivery site severely damaged. Minor damage that can be repaired on-site will be repaired by the delivery personnel or arrangements will be made for someone else to come to your site and repair the damage in a timely manner. The structure cannot be returned for any reason other than severe damage. It isn't common, but there are times that some shingles may come off in transport, or the paint gets scratched during delivery. If a small problem like this occurs, don't worry, we'll fix it for you. If that is not possible (maybe the part needed isn't readily available) we will order the item and repair the damage when we receive it.
Items Damaged in Shipment
Be sure to inspect your shipment upon arrival. If the structure has been damaged during shipment, you must contact Thee Amish Structures while the delivery personnel are still at your location. Failure to do so will result in you being responsible for additional fees associated with arranging for the return of the damaged items or the damage will be your responsibility to repair.
DELIVERY - WE CANNOT GUARANTEE EXACT DELIVER TIMES!
Once your structure is built and delivered to our lot, we will contact you to schedule delivery to your property. We will let you know what day to expect your structure, however the exact time cannot be guaranteed. One delivery might only take 30 minutes, while another could take 3 hours. We don't know how long a delivery will take until we get to the property.
Thee Amish Structures reserves the right to reschedule any delivery due to inclement weather, unforeseen equipment failure, route restrictions, etc.
Cancellation Fee Schedule
Cancellation up 3 business days after date of order = 100% of deposit/payment refundable.
Cancellation after the 4th business day after date of order = 0% of deposit/payment nonrefundable. The order has already been placed with the builder and the structure is considered sold. An order cannot be cancelled after it ships from the builder.
Lead Times
Delivery of our structures varies depending on the season. Our busiest times are late spring through mid-October. When you place your order,
we will give you an estimated lead time. Lead times are an estimate only and not guaranteed and are dependent on several factors which include, but not limited to, weather, ground conditions, material availability, and trucking schedules. To keep trucking costs down, structures will not be released from the builder until a minimum of 48' of structures are ready to be delivered. This may cause a delivery delay of 1-2 weeks.
